Article 708: The lessor shall deliver the leased property to the lessee as agreed and keep it fit for the agreed use during the lease term.

Article 731: If the leased property endangers the safety or health of the lessee, the lessee may terminate the contract at any time, even if the lessee was aware of the quality defects when concluding the contract.

(Note: If the property has conditions endangering health and safety — such as excessive formaldehyde or structural hazards — the tenant may terminate the contract at any time and demand a refund of remaining rent and deposit.)

第七百零八条 出租人应当按照约定将租赁物交付承租人，并在租赁期限内保持租赁物符合约定的用途。

第七百三十一条 租赁物危及承租人的安全或者健康的，即使承租人订立合同时明知该租赁物质量不合格，承租人仍然可以随时解除合同。

（注：如房屋存在甲醛超标、结构安全隐患等危及健康安全的情形，租客可以随时解除合同并要求退还剩余租金和押金。）
